Position: Commercial Project Manager
Location: Oklahoma City, OK
Hours: Full-time (40 hours/week)

Overview
We are seeking an experienced Commercial Project Manager to oversee the full lifecycle of commercial real estate projects—from site selection and acquisition through design, permitting, construction, and occupancy. This role requires a strategic thinker with strong leadership, organization, and communication skills who can ensure projects are completed on time, within budget, and in compliance with all applicable regulations.

Key Responsibilities

Project Planning & Management

  • Oversee development and execution of commercial real estate projects in alignment with company goals.

  • Develop and manage timelines, budgets, and scopes of work.

  • Identify potential risks and implement mitigation strategies.

Site Selection & Due Diligence

  • Conduct market research and feasibility studies to identify development opportunities.

  • Coordinate acquisitions with brokers, landowners, and municipalities.

  • Oversee environmental, zoning, and regulatory due diligence.

Contract Negotiation & Execution

  • Negotiate agreements with vendors, contractors, and consultants.

  • Draft, review, and execute contracts for acquisitions, construction, design, and services.

  • Ensure compliance with contractual terms and resolve disputes when needed.

Design & Permitting

  • Collaborate with architects, engineers, and consultants to develop plans.

  • Secure permits, approvals, and entitlements from relevant agencies.

  • Ensure all designs meet zoning, code, and environmental requirements.

Construction Oversight

  • Manage contractors, subcontractors, and vendors to ensure quality and budget adherence.

  • Conduct site inspections to track progress and maintain quality standards.

  • Address and resolve construction-related challenges.

Financial Management

  • Create and manage budgets to ensure cost efficiency.

  • Work with finance teams to secure funding and manage lender reporting.

  • Approve invoices, monitor expenditures, and maintain budget control.

Coordination & Communication

  • Act as the primary point of contact for stakeholders, including tenants, agencies, and community groups.

  • Provide regular project updates and lead meetings to present progress and address issues.

Post-Development & Handover

  • Oversee tenant fit-outs and leasing coordination.

  • Ensure closeout documentation, warranties, and occupancy compliance are complete.

  • Conduct post-project evaluations to improve future processes.

Qualifications & Skills

  • Bachelor’s degree in Real Estate Development, Construction Management, Civil Engineering, Architecture, Business, or related field.

  • 5+ years of experience in commercial real estate development, construction management, or project management.

  • Strong organizational, leadership, and negotiation skills.

  • Knowledge of development processes, permitting, and zoning.

  • Expertise in budgeting, financial analysis, and cost control.

  • Proficiency with project management software (Procore, Bluebeam, AutoCAD) and Microsoft Office Suite.

  • Ability to manage multiple projects simultaneously and meet deadlines.
