Position: Controller (Contract)
Location: Tulsa, OK 
Pay: $38.46 - $48.08/hour

The Controller will lead all accounting and financial reporting functions for a rental real estate portfolio spanning parking and commercial retail properties. This role oversees a team, manages payroll and receivables at scale, and ensures accuracy and compliance across financial statements for multiple entities. The ideal candidate has a strong audit track record, hands-on leadership style, and experience modernizing accounting systems and processes.

Key Responsibilities

• Supervise a staff responsible for billing across rental real estate operations, including parking and commercial retail
• Oversee all accounting department functions, including payroll for 100+ employees, receivables for a customer base of 10,000+, and preparation of financial statements for 8 separate entities
• Coordinate with an outside firm on tax preparation and serve as the primary point of contact during tax and regulatory audits
• Maintain accounting accuracy and internal controls sufficient to withstand external scrutiny, evidenced by clean results on an IRS audit, an Oklahoma sales tax audit, and annual audits of City of Tulsa managed properties, all with no exceptions or changes
• Lead implementation and adoption of new accounting software to automate billing processes and expand automatic payment options for customers
• Review and approve monthly, quarterly, and annual financial statements for accuracy and completeness
• Develop and mentor accounting staff, setting performance expectations and supporting professional growth
• Partner with leadership on budgeting, forecasting, and financial planning across entities
• Ensure compliance with GAAP and applicable state and local regulations

Qualifications

• Bachelor's degree in Accounting, Finance, or related field; CPA preferred
• 7+ years of progressive accounting experience, including supervisory responsibility
• Experience in real estate, property management, or a related industry strongly preferred
• Demonstrated experience managing multi-entity financial statements
• Proven track record with payroll administration and high-volume receivables management
• Experience leading or supporting accounting software implementations
• Strong working knowledge of GAAP and audit processes
• Excellent leadership, organizational, and communication skills

The pay range for the Controller is up to $48.08/hour based on experience.
